PRE-PURCHASE POOL INSPECTION BRISBANE
Know Exactly What You're Buying Before You Sign.
Think of it as a pest inspection, but for your pool.
A broken pool pump, a failing chlorinator, a pool surface due for resurfacing, these aren't small bills. Know exactly what you're buying before you sign.
A pre-purchase pool inspection from Pool Wizard gives you a detailed written report on the full condition of the pool and its equipment within 24hours after the on-site inspection, so there are no expensive surprises after settlement.

Why Your Building Inspector Won't Tell You Enough About The Pool
A building inspector covers the structure of the house. The pool gets a quick glance at best, no equipment testing, no condition assessment, no cost estimates. For most buyers, what the pool is hiding only becomes clear after settlement.

Real problems buyers discover after settlement
Pump at end of life
The pump was running on the day of inspection so nothing flagged it. Within three months of settlement it failed completely - requiring a full replacement.
$800 - $2,000+
Failing chlorinator cell
The chlorinator was producing minimal chlorine. The pool looked fine but the water was unsafe and could turn green at any point. A new cell or full unit replacement was needed immediately.
$1000 - $3,000+
Pool resurface required
The surface looked acceptable on inspection day. Within a year, the deterioration became a safety and aesthetic issue - requiring a full resurface
$5000 - $15,000+
Know before you sign. Not after.
A Pool Wizard pre-purchase inspection gives you a detailed written report on the full condition of every piece of pool equipment — with photos and realistic cost estimates for anything that needs attention. Use it to negotiate, plan or walk away before settlement.

QBCC Licensed Pool Barrier Inspectors
Think of it as a pest inspection... for your pool.
You wouldn't buy a house without a pest inspection. A pool is a complex piece of equipment worth thousands of dollars. The previous owners knew if something wasn't working properly. Now you will too, before you commit to anything.
What Does a Pre-Purchase Pool Inspection Cover?
Our technician carries out a thorough visual and operational assessment of the pool equipment. Here's exactly what's included as standard, what's available as an add-on, and what's outside our scope.
01
Pool equipment condition & age
INCLUDED AS STANDARD
The core of every inspection. Each piece of equipment is tested and assessed, including its estimated age and remaining operational life.
Pool Pump
Sand Filter & Cartridge Filter
Lighting
Automation
Skimmer Baskets
Chlorinator & Cell
Robotic Cleaner
Heater Systems
02
Pool shell & surface
INCLUDED AS STANDARD
A visual assessment of the pool surface, coping and surrounds for any obvious cracking, staining or wear, noted in your report.
Please note: this is a visual assessment only. Pool Wizard is not licensed to assess structural integrity. Any structural concerns should be referred to a licensed structural or building professional.
Water chemistry & quality
NOT INCLUDED
Water chemistry can change significantly between inspection and settlement — particularly after rain — so an on-the-day reading wouldn't reflect the pool's condition at handover. We recommend testing the water yourself once you take possession. Bring a sample into our Willawong store anytime for free water testing.
OPTIONAL ADD-ON
ADDITIONAL CHARGE
Safety Fencing & Compliance Inspection
If requested, we can also carry out a full QBCC-licensed pool safety inspection covering fencing height, gate compliance and Queensland pool safety standards — issuing a Form 23 certificate on the spot if the pool passes. This is a separate service to the equipment inspection and is charged in addition to it.
How does a Pre-Purchase Pool Inspection work in Brisbane?
The whole process is straightforward and designed to fit around your due diligence timeline. Most buyers are working to a tight settlement window — we get that, and we make it as easy as possible.
What's Included in the Pool Inspection Report?
This is not a one-page checklist. Our pre-purchase pool inspection report is a full professional document — our most recent report was 14 pages — giving you everything you need to negotiate, plan or walk away with confidence.

Detailed written findings on every item
Every piece of equipment is assessed individually. Findings are written in plain language — no jargon, no vague tick boxes.
Photos of all equipment and areas of concern
Every finding is supported by on-site photography so you can see exactly what was found and where.
Estimated repair and replacement costs
Where issues are found, we include realistic cost estimates so you know what you're dealing with before you negotiate.
Urgent vs. future maintenance — clearly separated
The report clearly distinguishes what needs attention now from what can wait, so you can prioritise and plan accordingly.
Prepared by an experienced pool equipment specialist
A clear overview of the pool equipment’s condition, including visible faults and repair recommendations. Useful for negotiations, solicitors and conveyancers.
"Most building inspectors walk past the pool and tick a box. Our report gives you 14 pages of documented findings, photos and cost estimates — written by someone who services pools every day and knows exactly what to look for."
Do I need a Pool Inspection When Buying a House in Queensland?
If the property has a pool, the short answer is yes. Almost 20% of Brisbane residents have a pool — and most of them had no idea what condition the equipment was in when they bought. Here's who this is designed for.
QLD Pool Safety Law.
What buyers need to know.
In Queensland, a property with a pool can be sold with or without a current pool safety certificate. If no certificate is in place, the seller must provide a Form 36 notice before settlement and the buyer must obtain a pool safety certificate within 90 days of settlement.
